A summary of threats to the parish of Northaw & Cuffley using a traffic light system to highlight the severity.  

We include past threats, both planning applications and inappropriate use of the Green Belt which could emerge again.

The Headlines - Local Plan housing target now 416... over double previous figs. The Local Plan as it stands leaves an indefensible boundary with a realistic expansion of circa 1200 new dwellings in future years.

Adjacent to Northaw Road East (lower part of the Metropolis site) - promoted by Magenta Planning

Promoted via the WHBC Local Plan - Circa 75 properties, this emerging application (also know as phase1) would potentially start by using part of the site. We would hope the planners understand this is an unwanted and unsuitable site. Currently there is no background information on a potential application other than referencing to the Local Plan.      [Further Information].  This threat should be considered in conjunction with the Wells Farm site (see below)

Windrows Composter, Cattlegate Farm, Cuffley - The ‘Cuffley Pong’

Planning Application Approved In 2015. During the summer of 2015 many properties in Cuffley suffered the ‘Cuffley Pong’. If the same levels of odor continue this summer the only choice will be to take legal action. If you have been been affected please sign up by pledging up to £100 to cover legal costs. Any awards of court will be returned to residents who financially pledged to support us.  Email us to join forces and pursue justice. [Further Information]

Brook Farm, Straddling the boarder of Goffs Oak & Cuffley. Planning reference 07/15/1136/F

Application Approved. Planning application for change of use. Holding 15 wedding receptions (in the Green Belt) during the months from 1 March to 30 September each year, with camping for a maximum of 50 wedding guests to take place on the same date that a wedding reception takes place.

The Meadway, Cuffley - Land at the end of The Meadway promoted for development within The Local Plan.

No Application Pending. Land in ownership of Brook Farm. Promoted via the emerging Local Plan, circa 40 dwellings. This land is listed as preferred in the emerging Local Plan. Currently green belt but status would potentially be removed once the Local Plan is adopted.  Listed as amber as no talks have been held with the land owners or promoters.

Everest office building - Sopers Road, Cuffley

No Application Pending. Promoted under new government legislation regarding development of industrial buildings.

This is not a green belt planning application but is included on this page because - if it goes ahead it will add a significant increase to the population of Cuffley and will be in addition to the Local Plan allocation for the Parish.

Park Farm, Northaw - Cinema Sleep Over Club

Temporary Events Notice (TEN’s). Open air sleep over cinema planned for summer weekends during 2016 to include the sale of food & alcohol. Further details to follow.

Park Farm, Northaw - 14 dwelling application + conversion of existing barn located within green belt

Expansion of Chas Storer Recycling located within the green belt, Northaw

Application Refused. Application to expand the exciting recycling operation within Green Belt. Full details - see Northaw Action Group article on the downloads page. [Further Information]

The Toxic Lagoon, Cuffley - Cattlegate Farm land

Application Approved. Strongly opposed by the local community this effluent lagoon adjoining the Anaerobic Digestion Plant (ADP) was passed by Herts County Council in 2015. The ADP had previously been granted large, above ground storage tanks (screened by trees) for the same effluent, so this lagoon was never required - other that to make cost saving to the existing project. We now risk an accident and the ground water becoming contaminated! [Further Information]

Sopers Road, Cuffley - Land behind Sopers Rd Industrial Area Circa 600 dwellings

No Application Pending.  Promoted via the emerging Local Plan. Currently there is no background information on this potential application other than referencing to the emerging Local Plan news. As we know more we will keep you updated.

Metropolis / Magenta application - Opposite KGV, Cuffley (promoted by Magenta Planning)

The applicant has always said they will go to appeal although we feel this would be a futile exercise - especially given the damming report by the planning officers.  Nevertheless we wait to hear if the applicate will decide to go this route!

Land between KGV playing fields & Greenfields retirement complex, Cuffley - Promoted by Land Improvements Group (LIG) Circa 120 dwellings.

Application Pending Submission. This land is listed as preferred in the emerging Local Plan. Currently green belt but this status would potentially be removed once the Local Plan is adopted. Extensive talks held between the Parish Council & LIG to broker the best section106 benefits for our community.

Wells Farm

Promoted via the WHBC Local Plan - Circa 75 properties, this emerging application (also know as phase1). We would hope the planners understand this is an unwanted and unsuitable site. Currently there is no background information on this potential application other than referencing to the Local Plan. Nyn Manor Farm, Northaw - Erection of new barn located on green belt land

Application Refused. It is expected to be resubmitted in the near future. Currently no background information available on this potential application. Most likely it will fall within ‘permitted development rights’. As we hear more we will keep you updated.

Wood Green Timber Yard, Northaw
